Appraisal Report to mortgage professionals. A Desktop Restricted Use
Appraisal Report provides you with a value range that is compliant with
USPAP and based on a desktop analysis of property information
gathered from various sources including the homeowner, public and
private records as well as MLS. This type of appraisal report will also
give you information on market value trends as well as
price and age
range for the neighborhood. This type report is intended as a guide
only and a full appraisal report with an inspection of the subject and
observation of each comparable property may reveal a value which may be
considerably above or below the estimated value indicated by this
Desktop Restricted Use Appraisal Report. A desktop appraisal generally
cost between $75-$150. However, we offer this service for a low fee of
$39.00. In addition, if you
order a full appraisal with TJR Appraisals on the same property, then
we will DEDUCT THE FULL COST of the desktop appraisal.
